Sealcoating
How often should I sealcoat my parking lot?
We recommend sealcoating every 2 to 3 years for most commercial parking lots and every 3 to 4 years for residential driveways with lighter use. The right schedule depends on traffic volume, sun exposure, and the overall condition of your pavement.
Waiting too long between applications allows water and UV damage to penetrate the surface and accelerate cracking. Regular sealcoating is far more cost-effective than full pavement replacement.
How long does sealcoating take to dry?
Sealcoating typically dries enough for foot traffic within 4 to 6 hours under good weather conditions. However, we recommend keeping vehicles off the surface for at least 24 to 48 hours to allow for a full cure.
Cooler temperatures, high humidity, and overcast skies can slow the curing process. We will let you know when the area is safe to reopen before we leave the job site.
What temperature does it need to be for sealcoating?
Sealcoating requires surface and air temperatures above 50 degrees Fahrenheit, and temperatures must remain above that level for at least 24 hours after application. We also require no rain in the forecast for that window.
Applying sealer in cold or wet conditions causes improper adhesion and greatly reduces how long it lasts. We schedule all jobs with the forecast in mind and will reschedule if conditions are not suitable.
Can you sealcoat over existing cracks?
Cracks should always be filled before sealcoating is applied. Sealing over open cracks does not prevent water from entering it can actually trap moisture beneath the surface and speed up deterioration.
We offer crack filling as part of our service and recommend doing it in the same visit before the sealer goes down. Addressing cracks first gives you a much better and longer-lasting result.
How long does sealcoating last?
A professionally applied sealcoat typically lasts 3 to 5 years with proper maintenance. High-traffic commercial lots that see frequent vehicle turning and heavy loads may fall toward the lower end of that range.
Keeping the lot free of standing water, filling new cracks as they appear, and resealing on schedule will maximize the life of each application.
Parking Lot Striping
How long do parking lot lines last?
Parking lot striping typically lasts 1 to 3 years depending on traffic volume, exposure to sunlight, and the type of surface it was applied to. High-traffic entry lanes and turning areas tend to wear faster than standard parking stalls.
Using professional-grade traffic paint and applying it to a clean, properly prepared surface rather than bare or degraded asphalt significantly extends the life of the markings.
Do you do ADA-compliant striping?

Can you re-stripe over existing lines?
Yes, in most cases we can apply new lines directly over faded existing markings, provided the surface is clean and structurally sound. We always clean the area before striping to ensure the paint bonds properly and produces crisp, clean edges.
If you want to change your lot layout or remove old lines, we can discuss options including blackout paint to cover lines that should not remain visible.
What type of paint do you use for striping?
We use professional-grade water-based traffic paint formulated specifically for asphalt and concrete pavement surfaces. This paint is designed for high visibility, strong adhesion, and resistance to UV fading and heavy vehicle traffic.
We do not use hardware-store paint or consumer-grade products the quality difference in durability and appearance is significant.
How long until I can use the lot after striping?
Striping paint is typically dry to the touch within 30 to 60 minutes under normal conditions. In most cases, the lot can be reopened to regular traffic within 1 to 2 hours.
For full cure and maximum durability, we recommend allowing 24 hours before heavy truck traffic or vehicle turning on freshly painted lines. We will let you know the specific timing before we finish the job.

Do you require a deposit?
For most residential projects, no deposit is required. For larger commercial jobs, we typically collect a small deposit upon scheduling to reserve your date, with the balance due upon satisfactory completion of the work.
We will always be clear about payment expectations before any work begins. Our goal is a straightforward, professional experience from first contact to final walkthrough.
Do you offer discounts for multiple services?
Yes. Bundling services such as crack filling, sealcoating, and parking lot re-striping into a single visit is not only more convenient it typically results in better overall pricing compared to scheduling each service separately.

Yes. CTownLineWorks is fully insured. We carry general liability insurance to protect your property and our crew throughout every project. You can request proof of insurance at any time we are happy to provide it.

How far in advance should I book?
For residential projects, booking 1 to 2 weeks in advance is usually sufficient. For commercial projects especially larger lots or jobs that need to be coordinated around business hours we recommend reaching out 2 to 4 weeks ahead, particularly during peak season from spring through early fall.
If you have an urgent need, contact us anyway. We do our best to accommodate time-sensitive requests when our schedule allows.
What happens if it rains after sealcoating?
If rain falls within the first 24 hours after sealcoating before the material has fully cured it can wash away or damage the sealer, requiring the job to be redone. This is why we check forecasts carefully before scheduling any sealcoating work.
We will always reschedule if rain is expected. If unexpected rain occurs after we have completed a job and the surface is affected, we will assess it and make it right.
Do you work on weekends?
Yes, we are available on weekends by appointment. Weekend scheduling can be particularly useful for commercial customers who prefer to minimize disruption to weekday business operations.
Availability varies depending on our current schedule, so we recommend requesting your estimate and booking as early as possible if you need a weekend slot.
How do I prepare my lot before your crew arrives?
Before we arrive, please ensure the area to be worked on is clear of all vehicles, equipment, and any large debris. Notifying tenants, employees, or residents in advance is also helpful so they can plan around the closure window.
We take care of the surface preparation sweeping, blowing off loose material, and cleaning oil spots as part of our process. You do not need to power wash or do anything beyond clearing the space.
