Freshly painted parking lot striping lines on a commercial property in Columbus, Ohio

Parking Lot Striping

Crisp, clearly visible line markings define the difference between a well-maintained commercial property and one that creates confusion and liability risks. Our parking lot striping service covers new layout striping for newly paved lots as well as re-striping worn or faded markings on existing pavement.

We use professional-grade traffic paint formulated for long-lasting adhesion and visibility under Ohio weather conditions. Every job is measured and laid out precisely before the first drop of paint goes down, so your spaces are straight, evenly spaced, and properly proportioned.

All accessible parking spaces are marked to current ADA standards, including the correct access aisle widths and surface markings. We also paint fire lanes, directional arrows, stop bars, loading zones, and numbered spaces.

  • New layout striping for freshly paved lots
  • Re-striping over existing pavement
  • ADA-compliant accessible parking spaces and aisles
  • Fire lane markings and no-parking zones
  • Directional arrows and traffic flow markings

Sealcoating

Asphalt is a durable material, but it degrades over time when left exposed to UV rays, rain, gasoline, motor oil, and Ohio freeze-thaw cycles. Sealcoating forms a protective barrier over the surface that blocks these damaging elements and dramatically extends the life of your pavement.

We apply coal tar or asphalt-based sealer using professional spray or squeegee equipment for an even, consistent coat. The finished result restores the rich, dark black color of new asphalt and gives your property a sharp, well-maintained appearance that tenants and customers notice.

Most commercial lots benefit from sealcoating every two to three years, depending on traffic volume and sun exposure. We assess the condition of your pavement before every job and recommend the right timing for your specific situation.

  • Coal tar or asphalt-based sealer application
  • Protection against UV rays, gasoline, and water infiltration
  • Restores deep black color to oxidized pavement
  • Commercial and residential lots of all sizes
  • Surface prep, cleaning, and edge detail work included
  • Recommended every 2 to 3 years for optimal protection

Hot-applied rubberized crack filling repair on an asphalt parking lot

Crack Filling

Pavement cracks are the first sign that your asphalt surface is starting to break down. Left untreated, water penetrates through those cracks, reaches the sub-base, and causes far more serious structural damage especially during Ohio winters when water expands as it freezes.

We use hot-applied rubberized crack filler that melts into the crack, bonds to both edges, and flexes with the pavement through temperature changes. This creates a watertight seal that stops the deterioration in its tracks and keeps small cracks from becoming large, expensive failures.

Crack filling should always be performed before sealcoating. We typically recommend addressing any visible cracking first, allowing it to cure, and then applying sealer over the top for a clean, uniform finish.

  • Hot-applied rubberized filler for a permanent watertight seal
  • Prevents water intrusion into the pavement sub-base
  • Stops small cracks from widening and deepening
  • Flexible bond that moves with pavement through freeze-thaw cycles
  • Surface cleaning and crack routing where needed
  • Can be completed as a standalone service or before sealcoating

Driveway Sealing

Your driveway is one of the first things visitors and potential buyers see when they approach your home. A freshly sealed driveway adds immediate curb appeal dark, clean, and visibly cared for. Beyond aesthetics, sealcoating your residential driveway adds years of life to the asphalt by protecting it against weather damage, surface oxidation, and vehicle fluid stains.

We apply sealer with professional equipment for a smooth, even finish without the brush marks and puddling that come from DIY applications. The process takes just a few hours, and the surface is typically ready for vehicle traffic within 24 to 48 hours.

We recommend driveway sealing every two to three years for most homeowners in Central Ohio, especially after harsh winters. We can also fill any cracks in your driveway before sealing to ensure a clean, finished look.

ADA-Compliant Striping

The Americans with Disabilities Act requires accessible parking spaces, access aisles, and surface markings that meet specific dimensional and placement standards. Non-compliant lots can expose property owners to fines, complaints, and legal liability. CTownLineWorks marks every accessible space to current ADA requirements correct stall widths, van-accessible designations, proper access aisle dimensions, and compliant surface markings so your property meets the standard and stays protected. If your current lot layout does not support full ADA compliance, we can advise on restriping options to bring it up to code.
